The New Twin Tower Marriott Hotel to Transform Kampala’s Skyline

The New Twin Tower Marriott Hotel to Transform Kampala’s Skyline

A new landmark is taking shape over Kampala and it carries a global name. The newly built Marriott Hotel along Ggaba Road in Nsambya  marks a defining moment for Uganda’s capital, signalling a bold shift in both skyline and status. The Kampala Marriott Hotel is not just another development, it is a statement.

A global giant meets local enterprise

At the center of the project is Marriott International, one of the world’s largest hotel operators, with over 9,000 properties and more than 1.5 million rooms globally. The brand’s entry into Nsambya reflects a strategic expansion into Africa’s fast-growing urban markets.

But what many may not know is that this hotel is not owned by Marriott. Instead, it is the brainchild of Ugandan businessman Ponsiano Ngabirano, widely known for founding the Capital Shoppers supermarket chain and building a strong footprint in real estate. In this partnership, Marriott brings the brand, systems, and global clientele, while Ngabirano retains ownership of the property.

More than a hotel

Far from being a standalone lodging facility, the Nsambya Marriott project is designed as a multi-use complex. Plans indicate a high-rise twin-tower structure incorporating hotel rooms, serviced apartments, and commercial spaces, effectively creating a mini “city within a city.”

The development is expected to rise prominently above Nsambya, an area already evolving into a high-end hospitality corridor, with proximity to diplomatic missions, major hospitals, and shopping hubs.

The hotel will feature:

  1. Multiple restaurants and bars
  2. A full-service spa and wellness center
  3. Outdoor swimming pool and fitness facilities
  4. Conference and meeting spaces targeting business travelers
  5. High-end rooms with workspaces and premium finishes

Its location, just minutes from key institutions like St. Francis Hospital Nsambya and close to central Kampala, positions it as both a business and leisure destination.

Why this project matters for Kampala

Beyond its architectural appeal, the Nsambya Marriott represents a deeper shift in Uganda’s economic narrative.

  1. A signal to global investors

The presence of a major international brand reinforces confidence in Kampala as a viable destination for high-value investment and tourism.

  1. Local capital at the forefront

Ngabirano’s role challenges the perception that such large-scale developments must be foreign-owned. It shows Ugandan entrepreneurs can lead projects of global standard.

  1. Competition in the luxury space

With existing high-end hotels like Mestil and Serena, the Marriott raises the bar, forcing the sector to innovate in service, design, and experience.

  1. Urban transformation of Nsambya

Once primarily residential and institutional, Nsambya is rapidly becoming a premium hospitality and commercial zone.

And when the doors fully open, the question will no longer be whether Kampala can host world-class hospitality, but how many more global brands will follow.
